Hyatt Construction are happy to tender for any construction works in Oxfordshire. We will happily comply with any tendering requirements and are confident of our competitive edge in the local market due to our lean overheads and sensible profits.

For works that are not under formal tender we generally operate under the following method of providing quotations: From a financial perspective, we provide a fully itemised quotation at the outset of a project, not only from any prepared drawings and specifications, but also after detailed discussions and a site survey of the proposed works to gain a better understanding of the clients requirements and expectations of the build.

We would detail our inclusions within the price, explaining any assumptions that may have been made. Should any areas not be sufficiently detailed then we are happy to include Provisional sums, which should cover the value of such works and can be expended at the client’s request once sufficient information is present and a more detailed quote for the item can be provided. For example, New Kitchen fit out, where a client may not have considered the exact manufacturer, range, layout and appliances at the time of getting quotes for the building work.

We also would detail a breakdown of the various elements of our price to make the comparing of our tender alongside others an easier process. If we are appointed to a scheme we generally provide an itemised schedule of costs, which detail the costs of the various works in the order in which they are carried out and breaking down lumps of work such as Carpentry into their first and second fix elements.

This schedule can be agreed up front and avoids any disputes at the time of Interim payments, as to the true value of works carried out to date. We can also use this schedule alongside our contract programme of works to provide an accurate Cash flow schedule to benefit and meet our clients’ expectations of the way in which costs are likely to arise over the course of the project.

In most cases we are happy to value works monthly in arrears, but may in certain cases ask for a deposit or forward valuing of works. To provide good faith throughout the project we generally allow a retention percentage to be retained by the client during the course of the project. This retention fund increases with the expenditure of the project and subject to the satisfactory completion of works is released upon completion or partly held for an agreed period (3 or 6 months) for any defects to be made good.
